The following documents are often necessary. The most important is usually the last tax return submitted

Our initial consultation with comprehensive advice, analysis and strategy development is free of charge and non-binding. We only charge a basic flat rate of CHF 290 once we have received your order to obtain quotations, but this is waived if you conclude a contract with us.

After receiving the required documents, we can submit the first offers within 24 hours. Final negotiated offers between 24 hours and 3 days.

A flat-rate basic fee of CHF 290 is charged for obtaining offers. This is replaced by a fee from the financing bank when the mortgage is taken out.

Mortgages

In addition to the documents relating to the property itself (sales dossier or extract from the land register and plans), you will need information on your income and assets (tax return, salary statement) and a current debt enforcement extract.

The loan may only be used for the purchase or renovation of a property or for the extension and repayment of an existing mortgage. The loan must be affordable and own funds of at least 20% of the property value must be available.

This depends a little on your personal situation. If you are about to retire or start a family and want planning security, then a fixed-rate mortgage is probably better. However, you are welcome to discuss this with your personal MY HYPOTHECA advisor.

In addition to the lowest interest rate, pay attention to the term and all other general conditions such as the amortization obligation.

With direct amortization, the mortgage amount is reduced step by step. With indirect amortization, you save money with a pillar 3a pension product and benefit from additional tax savings, a return and amortization protection. Your MY HYPOTHECA advisor will be happy to help you with this.
