The loan-to-value ratio set by the bank corresponds to the real value of the property, which may not always be the same as the price actually paid. In the case of a collector’s item, for example, the buyer may be prepared to pay a certain premium. This difference must be paid in full as equity. In the current market situation, in which there are significantly more potential buyers than available properties, a bidding process is often carried out. When considering your own funds, be sure to also think about possible inheritance withdrawals. And include funds that are in pillar 3a, a pension policy and the pension fund. These tied assets can at least be used for owner-occupied residential property.
The loan-to-value ratio should not exceed 80%. Consequently, 20% of the purchase price should come from your own funds. If your dream home costs CHF 1.5 million, you will need CHF 300,000 in equity and, roughly speaking, a household income of at least CHF 250,000 per year.
