Purchase price and loan-to-value basis

The loan-to-value ratio set by the bank corresponds to the real value of the property, which may not always be the same as the price actually paid. In the case of a collector’s item, for example, the buyer may be prepared to pay a certain premium. This difference must be paid in full as equity. Bidding process

In the current market situation, in which there are significantly more potential buyers than available properties, a bidding process is often carried out. The property is sold to the highest bidder, with the final price to be paid often significantly higher than the amount communicated at the beginning of the tender and possibly also higher than the estimated value of the financial institutions.

Do not underestimate your own funds

When considering your own funds, be sure to also think about possible inheritance withdrawals. And include funds that are in pillar 3a, a pension policy and the pension fund. These tied assets can at least be used for owner-occupied residential property.

Frequently asked questions

The loan-to-value ratio should not exceed 80%. Consequently, 20% of the purchase price should come from your own funds. If your dream home costs CHF 1.5 million, you will need CHF 300,000 in equity and, roughly speaking, a household income of at least CHF 250,000 per year.
